We offer a fully comprehensive service to landlords for the rental of your property beginning with a free no obligation rental assessment. You can then choose which of the following levels of service suits you best dependent on your circumstances:
Let Only Service
On receiving your formal instructions to rent your property we will:
- Market your property using our extensive network of branches, placing a ‘To Let’ board at the property and advertising in the local press as well as on our web site and others such as Rightmove
- Accompany all viewings
- Inform you immediately of any offers made to let your property
- Obtain references for any potential applicants and submit these to you along with guarantors if required
- Undertake the preparation of the Tenancy Agreement
- Collect the first month’s rent and security deposit
- Prepare an inventory and schedule of condition at the commencement of the tenancy (at an additional cost)
Fully Managed Service
This service gives you peace of mind knowing that we are taking care of all aspects of the letting process for you. This includes all the actions offered by the Let Only Service, as well as the following:
- Preparation of an inventory and schedule of condition at the commencement of the tenancy and check-out of the tenant at the end of the tenancy
- Reading the utilities and advising your chosen companies of such readings on check-in and check-out (excluding telecom service suppliers)
- Collection of the first month’s rent and security deposit and all subsequent rental payments, which will be transferred to your nominated bank account less our fees and any other expenses for the property
- Monitoring of rental payments and alerting you if the tenant falls behind with payments or is in breach of the Tenancy Agreement, and advising you on the best course of action if this happens. Holding of the security deposit and agreeing any dilapidations (over and above fair wear and tear) with the tenants and you prior to return of the deposit
- Quarterly inspections of the property which will be reported to you and the tenant
- Arranging for any necessary repairs and maintenance to the property up to an agreed limit. The costs of this will be settled from the rent received unless the property is unoccupied, then the costs will have to be met by the owner
- Contacting all parties regarding renewal of the Tenancy Agreement
- Advising you when the tenancy is coming to an end and seeking your instructions on re-letting or selling of the property
