Buying a Flat - Prices

We want your purchase as smooth and straightforward as possible. Flats usually come with lengthy and technically worded leases so we take care to provide the information you need in plain English.

Buying a flat can be a costly process: we help you budget with our simple price structure which includes all the work we anticipate in a straightforward purchase. We also provide an estimate of costs payable to other parties to help you budget.

The legal work in buying a flat is generally more complicated than buying a house: e.g. as well as the legal title to the flat, it is necessary to investigate the rest of the building and how it is maintained.

Our prices cover all of the anticipated legal work including the cost of online ID checks; acting for a mortgage lender, where applicable; arranging indemnity insurance premiums; sending money by same day electronic bank transfers; preparing and submitting the Stamp Duty returns; informing the landlord or management company of the change in ownership.

These vary according locality and particular searches required. For example, the total cost of the usual searches (excluding VAT) in West and North Yorkshire range from £207 to £304 (average £249.80). We can provide an exact figure when we know what is needed.

Notice fees payable to Landlord and/or Management Company

These vary with each lease but we will let you know as soon as we receive the paperwork from the seller’s lawyer.

When buying a flat, it is often necessary to pay the ground rent and service charge due for the rest of the year on the day of completion even if there is the option to make later payments in instalments. This is not strictly speaking part of the purchase price but we will discuss this with you during the process to help you plan your finances.

Sometimes the legal work will not be standard or anticipated. We offer other services which you may need and to make it easier for you to budget, we have a range of fixed fees for a variety of services from dealing with Help to Buy ISAs to preparing Declarations of Trusts. If additional legal work is needed, we will provide you with an updated quote. We treat clients fairly and only charge for the additional services needed for their purchase. 

We want to realise your ambitions but if for any reason things change so the purchase does not complete (e.g. either party changes their mind), we will refund any part of the £250 paid at the outset which has not already been spent on searches and will charge a fee for the work already done. This will never exceed the above quote for legal fees and will be calculated according to the time spent on your matter at the hourly rate charged by the individual conveyancer working on your behalf which will be stated in your welcome letter. Hourly rates vary from £195 to £285 depending on the qualifications of the conveyancer.
