Re-mortgaging - Prices

We want to keep your re-mortgage as simple as possible. We do things differently by avoiding technical jargon and communicating in plain English.

We keep costs to a minimum by using a simple price structure and giving you a clear estimate of costs at the outset.

Our prices are inclusive and cover all of the anticipated legal work including the cost of online ID checks; acting for a mortgage lender; arranging indemnity insurance premiums where the lender requires; sending money by  electronic bank transfers; preparing and submitting the application to the Land Registry.

We have one standard fee for a re-mortgage. There will also be costs to third parties for searches made on behalf of the lender (or search insurance premiums where the lender permits) and the registration fees. Search fees – typically:

As you already own the property, you will not require up to date searches. However the mortgage lender will want to make similar enquiries to the ones you made when buying: some lenders insist on fresh searches whilst others will accept a one-off insurance policy to cover the risk that the searches would reveal anything which adversely impacts their security.

The cost of search insurance depends on the value of the property. Prices start at £15 for a property valued up to £75,000 and rise in £25,000 steps so a property valued at £200,000 would cost £45 and one valued at £450 would cost £72.

The cost of searches vary according to location and the searches required. For example, the total cost of the usual searches (excluding VAT) in West and North Yorkshire range from £207 to £304 (average £249.80). We can provide an exact figure when we know what is needed.

If searches are required, we ask you to pay £250 towards search fees at the outset. This up-front payment will be deducted from your final bill. 

Sometimes the legal work will not be standard or anticipated. We have fixed fees for a variety of services from dealing with Help to Buy ISAs to Solar Panel leases. If additional legal work is needed due to unforeseen circumstances, we will provide you with an updated quote. We treat clients fairly and only charge for the additional services needed for their purchase.

Hopefully all will go according to plan but if for any reason the remortgage does not complete (e.g. you change your mind), we will refund any part of the £250 paid at the outset which has not already been spent on searches and reserve the right to charge a fee for the work already done. This will never exceed the above quote for legal fees and will be calculated according to the time spent on your matter at the hourly rate charged by the individual conveyancer working on your behalf which will be stated in your welcome letter. Hourly rates vary from £195 to £285 depending on the qualifications of the conveyancer.
