Selling a House - Prices

We want to make your sale as straightforward as possible. We work with you to gather the information which the buyer will need and we keep you updated on progress. We do things differently by using plain English and avoiding jargon.

Selling a house involves costs: our transparent price structure and estimate of fees payable to other parties will help you keep track. We will arrange repayment of your current mortgage; payment of any Estate Agency invoice from the sale monies and payment of our fees and costs paid by us then we will transfer the net proceeds of sale to your account so you know exactly where you stand.

The price you pay depends on the sale price of your property. Our prices cover all of the anticipated legal work including the cost of online ID checks; acting for a mortgage lender on the repayment of a mortgage, where applicable; arranging indemnity insurance premiums; and sending money by same day electronic bank transfers.

These are our fees for a standard sale of a house: they will vary if you have already received a quote or are entitled to a discount.

We do not ask for any money to cover Land Registry documents at the outset: we will include them in your final bill which is paid at completion.

Sometimes the legal work will not be standard or anticipated. We have a range of fixed fees for a variety of services from dealing Solar Panel leases to voluntary registrations. If additional legal work is needed due to unforeseen circumstances, we will provide you with an updated quote. We treat clients fairly and only charge for the additional services needed for their sale. 

Hopefully the sale will go through smoothly but if either party changes their mind and it does not complete, we will charge a fee for the work already done. This will never exceed the above quote for legal fees and will be calculated according to the time spent on your matter at the hourly rate charged by the individual conveyancer working on your behalf which will be stated in your welcome letter. Hourly rates vary from £195 to £285 depending on the qualifications of the conveyancer.
