The Renters’ Rights Act and tenant evictions

Residential tenancy is a technical area of law. As a result of the Renters’ Rights Act 2025, it has undergone a number of changes.

Since 1 May 2026, all tenancies are now ‘rolling’ rather than fixed term. Landlords must give at least four months’ notice to sell a property, and the mandatory amount of rent arrears is now three months, rather than two.

Section 21 ‘no fault’ eviction notices have also been abolished as of 1 May 2026. Instead, Section 8 notices have been expanded to include new mandatory grounds to allow landlords to recover property. This means landlords will always need a specific reason to end a tenancy.
